1. Background
The project involves the design, installation, testing, and commissioning of electrical systems for commercial/residential] apartment complex. The electrical systems must comply with all relevant local and international standards.
2. Objective
To ensure all electrical works — including power distribution, lighting, emergency systems, low-voltage systems, and energy efficiency measures — are designed, installed, and commissioned safely, efficiently, and in full compliance with applicable codes.
3. Scope of Work
The Electrical Engineer shall:
- Design & Documentation:
- Perform load calculations and demand assessments.
- Design high voltage (HV) and low voltage (LV) power distribution systems.
- Prepare drawings (single-line diagrams, layouts, panel schedules).
- Design lighting, earthing, and lightning protection systems.
- Specify and size generators, UPS, and emergency power systems.
- Prepare technical specifications and Bill of Quantities (BOQ).
- Compliance & Approvals:
- Ensure all designs comply with local electrical codes and international standards (NEC/IEC).
- Coordinate with authorities to obtain required approvals.
- Construction Supervision:
- Review contractors’ shop drawings and material submittals.
- Inspect on-site works for quality and conformity with design.
- Witness testing and commissioning of electrical systems.
- Low Voltage & ELV Systems:
- Oversee design and installation of fire alarms, CCTV, access control, data/communication networks, public address systems, and other ELV systems.
- Reporting:
- Provide progress and inspection reports to the project manager/client.
- Advise on design changes, cost impacts, and risks.
- Managing proper track record of customers
4. Deliverables
- Electrical load schedules and calculations.
- Electrical drawings (schematics, layouts, and SLDs).
- Technical specifications and BOQ.
- Shop drawing/material submittal review reports.
- Testing and commissioning reports.
- Final as-built drawings and O&M manuals.
5. Duration
One year with possiblity of extension
6. Coordination
The Electrical Engineer shall coordinate with the project’s architects, civil and mechanical engineers, contractors, and suppliers, and attend project meetings as required.
